Villa Ranca is located on the Antognolla estate in the heart of Umbria, north of Perugia and north-east of Lake Trasimeno, the nearest town being Umbertide. You'll approach Villa Ranca by an impressive 500-metre gravel road. The nearest village is the small hamlet of San Giovanni del Pantano a few minutes drive away. The closest restaurant is 'La Boiola' situated next to the golf club house.

Entering the house from the front garden you come directly into the lovely sitting room. This has been furnished with very comfortable sofas and provides satellite TV, a small library and stereo.

Stairs lead from the sitting room to the kitchen which is very well equipped with a 4 ring gas top stove, a microwave, a refrigerator, a dishwasher and a washing machine.

There is a dining table that can be extended to seat eight people and there is a wood burning stove. French doors lead onto a second terrace that is west facing with stunning views of Antognolla castle and has another table and chairs for enjoying al fresco meals.

A stone staircase from another corner of the sitting room leads upstairs to the first floor and the two spacious bedrooms and bathrooms.

The master bedroom has a large queen sized double bed (which can be made up as two single beds if requested). The ensuite bathroom has a bath tub and shower, basin, bidet and loo.

The second bedroom has two single beds (which can be made up as a queen sized double bed if requested) plus a third single bed that can also be used a sofa. The bathroom next door has a bath tub and shower, basin, bidet and loo.

French doors from the sitting room lead onto the east facing terrace and garden, which gives you sun throughout the morning. This terrace is furnished with table and chairs, allowing you to enjoy breakfasts in the sun, or supper in the shade and a lovely grassy area to relax on.

There is a lovely swimming pool of 5 metres by 2 metres located in the front garden. This is beautifully positioned to take in the fantastic views and great to cool off, with plenty of space for the children to happily play.

There is private parking within the fenced grounds.

The area around Villa Ranca is steeped in history and culture, not to mention plenty to excite lovers of food and drink. Here are just a few ideas of places and activities you might enjoy while staying at the villa; visit nearby hilltop villages, experience the magic of a medieval festival, explore the local food & wine scene, visit the local thermal baths, indulge in some retail therapy at one of the designer outlets such as Valdichiana.

Please note change-over day for Villa Ranca is Friday. Check in is between 4pm and 10pm. House-keeping and catering are available upon request.
