Villa Capanne is a 600 year old restored farmhouse, located in northern Umbria. Perched at the top of the Antognolla Valley, overlooking a majestic castle and championship golf course. The property is situated within the Antognolla Estate, ideal for those seeking privacy and security.

You will enter the beautiful estate is through security gates, which guests will have their own access pass for. The main house, a.k.a Capanne, has four large double bedrooms, which have been elegantly furnished. WIFI access is available free of charge throughout the main villa and cottage.

The villa is surrounded by 2.5 acres of landscaped gardens with mature olive trees, banks of lavender and a vast array of shrubs. There is an 'L' shaped infinity pool with a large surrounding terrace for sun beds and loungers. The sun terrace affords magnificent views of the Antognolla Castle and the estate beyond.

The saltwater infinity swimming pool has a shallow and deep end making it suitable for the whole family. Nearby the pool is a large covered pergola with seating for 12 and a large gas WEBER BBQ. Perfect for lazy summer evenings!

A further separate kitchen garden is adjacent to the main house, and features its own seating area for six people. There is undercover parking for three cars and ample space on the driveway for other vehicles.

The cottage, Capannetta, is adjacent to the main Villa, but separate and self-contained. It has two bedrooms, each with their own en-suite. It also boast spectacular views across the rolling hills and forests of the Antognolla Estate.

To reach the main house, Capanne, you will pass through a pretty courtyard, with the first floor still accessible via the original staircase. Next to the main house is a lovely terrace, alfresco eating areas, pergola and swimming pool.

On the ground floor there is a fully equipped kitchen with two ovens, gas range, large refrigerator/freezer, dishwasher and coffee making machine. There is also a breakfast table which seats up to six people. Leading off the kitchen is a laundry and utility room, which contains both a washing machine and separate dryer, with ironing facilities. There is also a separate WC.

Off from the kitchen is a wonderful dining and living room, with a working fireplace. The antique dining table can seat up to 12. The living room also has a large satellite SMART TV, with a VCR and DVD. There is also a Hi-Fi unit. A selection of videos and CD's are provided for guest's enjoyment.

At the top of the stairs leading from the main sitting room there is a large games room. This has a snooker / table tennis table, sofa and sitting area and a large selection of board and other games. Off the games room there are a further three double bedrooms with queen size beds, each with en-suite bathrooms.

Master suite / Yellow Room:
The master suite features large double bedroom, with stunning valley views and en suite bathroom with shower and hydro-massage bath.

Blue Room
Leading from the main sitting room, down the corridor, there is a large bedroom with a double or two single beds, and an en-suite bathroom with a bath and shower. Off this corridor is also another separate WC.

Pink Room
Bedroom with two singles or one double and en suite bathroom with shower.

Green Room
Bedroom with two singles or one double and en suite bathroom with shower.

The second house, Capannetta, is next to the main villa, but separate and self-contained offering a further two double bedrooms both en-suite.
It has its own outdoor covered terrace, with seating for six and stunning views of the surrounding forests, Monte Acuto and the monastery, whose church bells ring atmospherically in the distance.

Capannetta has two double bedrooms, each with queen size beds, with modern en-suite bathrooms (one with hydro-massage bath). The fully equipped kitchen has an oven and gas range, large refrigerator/freezer, dishwasher and washing machine. A dining room with adjacent living room contains a comfortable seating area, small selection of books, a Bose stereo system. A Satellite Smart TV is also provided.

We can arrange extra maid services, private cook, restaurant reservations, truffle hunts, historical tours, wine tastings, cooking classes, babysitting, private transfers, on-site wellness treatments, picnics, golf and so much more! You name it, we can most likely help you to do it...

There are plenty of activities to keep children of all ages entertained and all within an hour's drive of Villa Capanne, including the San Feliciano Aqua Park, Tavernelle Water Park, wildlife parks, indoor play centres, the Frasassi Caves and even a chocolate factory!
