Straddling the border of Umbria and Tuscany in the heart of Italy lies I Lecci, a charming restored farmhouse perched on a hilltop overlooking the majestic medieval town of Montepulciano. With breathtaking views across the beautiful Italian countryside, and surrounded by olive groves and vineyards, the villa is the perfect place for a peaceful and restorative Italian escape. Yet the property’s location is ideal for exploring nearby medieval villages, towns of historical and cultural significance and even some of Italy’s great cities such as Florence and Rome.

Arranged over two floors, the villa sleeps up to 8 adults;
The ground floor features two large double bedrooms, one of which is en-suite. There is also a separate shower room, large kitchen (and a wood fired BBQ for those wonderful summer evenings!), dining room, living room featuring an open fireplace, a north west and south west facing terrace with a large dining table on each for al fresco meals overlooking the peaceful gardens and surrounding landscape. There is also a laundry with washing machine, which is useful for longer holidays.
The first floor features a large triple aspect bedroom with en-suite toilet and hand basin (and gorgeous views across to Montepulciano!). There is also a separate shower room, fully equipped kitchen diner, washing machine, large double aspect living room with sofa bed and open fireplace, and private patio area.

Both living rooms feature a television and a well-stocked library of DVDs, books and CDs for cosy evenings in. The villa is finished in typical style with beautiful wooden furniture and warm cosy furnishings providing a luxurious yet comfortable home away from home.

A highlight of the villa is the 12 metre swimming pool which is positioned to make the most of the spectacular views across the mountains and is a lovely spot to enjoy the warm sunny days. A number of pretty pergolas can be found in different locations around the house which are ideal for al fresco dining and a shaded spot to escape the midday heat during the summer.

The closest airports to I Lecci are Rome Fiumicino or Ciampino (2 hours drive), Pisa (2 hours drive), Florence (1.5 hours drive) and Perugia (45 minutes drive). The closest train station is Chiusi Chianciano (20 minutes from the house) which is served by express trains, and Castiglione del Lago (6km from the house) which is served by regional trains.
